277 FIFTH AVENUE
BACKGROUND
Designed by world-renowned architect Rafael Viñoly, this striking 55-story luxury residential condominium is located in the heart of Midtown Manhattan. As the tallest residential building on Fifth Avenue, its 130 condominium residences offer incomparable views of the NYC skyline.
OPPORTUNITIES AND CHALLENGES
With the goal of attracting New York’s most discerning buyers, the success of the ground-up development hinged on maximizing residents’ views, creating the ideal mix of unit sizes and types, and developing the ideal bespoke interior design and amenities package. Located on Fifth Avenue at 30th Street, the site’s relatively small footprint presented several challenges, including the need to push the column grid to the building’s perimeter and utilize a central core to maximize views and improve layouts.
ENGAGEMENT
As director of construction and development for this project, Danielle worked hand in hand with Viñoly Architects from initial site acquisition and planning through project completion, and was responsible for:

In addition, Danielle oversaw the negotiation, design, and construction of several combination units; instituted a comprehensive QA/QC program, and managed the building's turnover—moving residents in while construction continued on the development’s upper floors.

THE GETTY RESIDENCES
BACKGROUND
Designed by famed architect Peter Marino, this ground-up, 12-story luxury development in the heart of the Chelsea, boasts a custom-designed geometric glass façade and bespoke interiors. The property is home to two art galleries and features five unique residences ranging in size from 3,000 to 12,000 square feet.
OPPORTUNITIES AND CHALLENGES
Located on the former site of a Getty gas station, the property’s unique history required a complex environmental remediation program involving the installation of a secant “cut-off” wall to prevent the migration of contaminants. The deep and complex foundation system resulted in the creation of a second basement with room for a fitness center and additional “sellable” square footage as retail space.

RIVERSPRING LIVING
BACKGROUND
RiverSpring Living is a senior care facility serving the New York City area for more than 100 years. Located on 32 acres overlooking New York’s Hudson River, RiverSpring Living engaged DAxCO to supervise multiple complex construction and new development initiatives, including extensive FISP projects, roofing and waterproofing projects, the planning and execution of interior fit-outs, and the construction of ground-up affordable housing.

STEWART HOUSE
BACKGROUND
Built in 1960, Stewart House is an iconic 368-unit, full-service white-brick luxury residential co-op designed by Sylvan and Robert Bien. Today, the building remains one of the City’s most fashionable and sought-after addresses in Greenwich Village.
OPPORTUNITIES AND CHALLENGES
Executing multiple construction initiatives in an occupied pre-war building required careful planning and execution to minimize the impact to residents and the parking operator.
ENGAGEMENT
The building’s co-op board sought a consultant to oversee multiple complex initiatives, including Local Law 11 work, replacement of the building’s aging roof, and reengineering/restoration of an aging parking structure. Working in tandem with the Board and the Building’s property management team, DAxCO oversaw the day-to-day construction activities, managed the project schedule and budget, and provided detailed weekly updates to ensure affected residents were notified of work being done in or around their apartments. DAxCO also created a long-term strategy to help the Board better prepare for future repairs and renovation projects. Additional responsibilities included:
